What do you charge for a design?
We typically charge for our designs by the square foot. That means that we calculate the total covered area of the project and multiply that number by a set fee. The fee may vary depending on the size of the project, detail of the design, and the overall scope. Though we may be able to give you a preliminary quote, we really have to sit down with our clients and evaluate the project before we can set our fee for a given design. Once we agree on the fee, it will not change unless the scope of the project changes or major modifications are requested by the owner.
We usually request a commencement fee equal to a percentage of the total design fee. Once the project is underway, the schematic design, and design development phases are complete, we will invoice for what remains of 50% of the total project cost. The other 50% will be billed after the plans come back from engineering and construction documents are completed but prior to permitting. If the square footage changes between design development and engineering, the second bill will be adjusted to reflect the new area and the previously paid amount.
